Where inspection requirements come from
Fire protection inspection requirements come from three places at once: the NFPA standard that governs each system, the fire code adopted by your local Arizona jurisdiction, and the terms of your property insurance. When those three differ, the strictest one is the one you have to meet.
That is why two similar buildings a few miles apart — one in Phoenix, one in Glendale — can end up on slightly different schedules. The systems are the same; the authority having jurisdiction is not.
Typical inspection cycles by system
Frequencies vary by system, component, and occupancy, but most commercial buildings track something close to the following:
- Fire alarm systems: generally annual inspection and testing, with more frequent checks on certain components and monitoring paths.
- Fire sprinkler systems: recurring inspection and testing, with longer-cycle internal and obstruction inspections.
- Portable fire extinguishers: a monthly visual check by staff and an annual maintenance inspection by a technician, with hydrostatic testing at longer intervals.
- Backflow prevention assemblies: annual testing by a certified tester, with results submitted to the local water purveyor.
- Fire pumps: routine operational testing plus an annual full flow test.
- Private fire hydrants: annual inspection and periodic flow testing.
- Standpipes: recurring inspection with longer-cycle flow and hydrostatic testing.
- Emergency and exit lighting: monthly function test and an annual full-duration test.
Documentation is what actually gets checked
In practice, an inspector or insurer rarely re-tests your systems. They read your records. Missing paperwork for a test that was performed looks identical to a test that never happened, and it can hold up an occupancy sign-off or a policy renewal.
Keep a single file — physical or digital — with the most recent report for every system, the deficiency list from each visit, and proof that each deficiency was corrected. When one contractor services all of your systems, that file stays consistent instead of arriving in eight different formats.
