A sprinkler inspection is mostly a systematic look at parts of the building nobody normally examines. Knowing what the technician checks makes the visit shorter and the results cleaner.
What the technician checks
A routine commercial sprinkler inspection covers the system end to end:
- Control valves — open, accessible, supervised, and correctly signed
- Gauges and pressures against the system's design values
- Sprinkler heads for corrosion, paint, obstruction, and adequate clearance
- Piping and hangers for damage, leaks, and unsupported runs
- Water flow and tamper switch operation, and the alarm signal they send
- Fire department connections and their caps and check valves
- Backflow assembly and, where present, the fire pump and its controller
How long it takes
A small single-riser building is often an hour or two. Large warehouses, multi-riser properties, and buildings with pumps and multiple zones take longer, particularly when flow testing is due. Testing may briefly sound alarms and, on some systems, requires notifying your monitoring company beforehand — we coordinate that so nobody dispatches unnecessarily.
Common deficiencies
The most frequent findings have nothing to do with the sprinklers themselves. Storage stacked too close to heads, painted or damaged heads, a closed or unsupervised control valve, blocked fire department connections, and missing spare head cabinets appear constantly — and all of them are cheap to correct before they become a citation.
How to prepare
Clear access to risers, valves, and pump rooms, keep at least 18 inches below sprinkler heads free of storage, have keys available for locked areas, and pull your previous inspection report so the technician can verify prior deficiencies were corrected.
